Introduction
Portinscale is a quiet picturesque village on the shores of Derwentwater, within the Lake District National Park in Cumbria, and is just under 2 miles from the market town of Keswick.
The property is situated on a small hill with stepped access and entry is made via the door at the front of the property facing the road.
There are 6 bedrooms situated on the 1st and 2nd floors.
Car Parking and Arrival
There is free private parking available for 5 cars at the rear of the property and free on-street parking at the front. From the front there are 15 steps to the front door. From the rear there are 6 sets of steps, none more than 2 steps each. The surfaces are made from tarmac and slate which are firm and there are also gravel areas when approaching from the rear.
There is security lighting which is activated on entering the car park and there is additional outside lighting provided en-route from the car park to the front door.
People can be dropped off at the front or the rear of the property. There is a slight step to enter the premises but no kerb. When entering from the front of the property up the steps there is a handrail.
The property is over 100 years old and no level access is available.
The external front door opening width is 38” (96.5cm) and the internal front door is 30½” (77.5cm)
Assistance with carrying luggage is available.
Welcome Area
There is small tiled porch area between the external front door and the internal front door. This leads to a level, carpeted welcome hall, off which are the guest lounge, the dining room and the stairs to the 1st and 2nd floors. There are ceiling lights located in the hall and on each landing. Bedrooms are accessed via stairs off the main hall. Guests are shown all public areas on arrival before being shown to their room.
Bedrooms
3 bedrooms are accessed via 1 flight of 13 stairs and 1 flight of 3 stairs. A further 3 bedrooms are accessed by an additional staircase of 12 stairs and 1 flight of 4 stairs.
Room numbers are marked with a slightly raised metal number on the door. The door widths vary from 27¾” (70cm) to 30” (76cm). On request we will do our best to move furniture but there are very limited alternative locations for the furniture other than their current position. There are 2 single rooms, 3 double rooms and 1 room which contain both a double bed and a single bed.
The heights of the beds to the top of the mattresses varies from 20” (51cm) to 24” (61cm).
All bedrooms have a ceiling light and either wall lights or lamps on bedside tables. The carpets are short pile and dark in colour and the walls are light in colour. Some bedrooms have wardrobes with fitted rails and some rooms have a hanging rail and shelf fixed to a wall.
All bedrooms have flat screen colour TV with remote control and Freeview.
Bathrooms/Shower rooms/Toilets
The triple and double rooms have en-suite facilities with basin, shower and WC. These are level with the bedrooms. The opening width of the doors varies from 24” (61cm) to 26¾” (68cm). The two single rooms share a shower room with WC on the first landing – door 29” (74cm), WC 16” (41cm) and basin 35” (89cm). From the first floor landing guests will need to walk down 3 steps and up a further 3 steps.
All showers are separate cubicles with a step into them.
The height of the WCs from floor to seat are 16”.
The height of the washbasins varies from 31” (79cm) to 32” (81.5cm). All washbasins have a cupboard unit under the sink apart from the shower room.
There are ceiling lights and shaving lights above the basins. The colour scheme for the en-suites is dark floors and light walls. The surfaces are vinyl flooring.
Public Areas
All public areas are lit with ceiling lights. In addition the guest lounge and guest dining room have wall lights. All flooring is short pile carpeting. There are 13 steps to the first semi-landing and another 3 steps to the 1st floor. There is then an additional staircase of 12 stairs plus 4 stairs to the 2nd floor. There is a handrail along side all stairs.
Guest Lounge – the lounge is located off the main hall with level access. The door opening width is 30¾” (76cm). There are 3 easy chairs, a 2-seater sofa, and a coffee table. The carpet is a beige colour with a short pile. There is a small nest of tables in the bay window. There is a large fireplace. There is a central ceiling light and 4 wall lights, all adjustable via a dimmer switch. There is a variety of reading material (books, leaflets, maps) which guests are welcome to use during their stay. There is no TV in the lounge.
Dining Room – the dining room is located off the main hall with level access. The door opening width is 30¾” (78cm). There are 6 tables, a sideboard and a large fireplace. There are 12 upright chairs without arms. There is space between some tables for a wheelchair/pushchair and we can move tables if appropriate. There is a central ceiling light and 4 wall lights, all adjustable via a dimmer switch. The carpet is red with a short pile, the walls are light. We can offer breakfasts to suit dietary requirements when given advance notice. There is self service to fruit, yoghurt, cereal and fruit juice (this can be table serviced on request). The cooked breakfast, hot drinks and toast are table serviced. Tablecloths and crockery are both white.
The nearest WC is in the specific guest’s bedroom.
Garden
The garden is situated at the front and around the side of the house. Guests can access all areas via steps and either firm slate/tarmac or graveled paths. The narrowest path is 36” (90cm). There is a large garden table and several metal garden chairs. There is also a wooden swing seat.
Additional Information
Fire evacuation procedures are in the welcome packs in all bedrooms.
Free WIFI
We have plastic trays for dirty boots by the front door.
Low energy or LED light bulbs are used.
The colour scheme is a dark grey carpet and cream walls. The dining room carpet is red with a relief pattern.
There is 1 local GP surgery and a cottage hospital in Keswick.
There is a pub, a hotel and a café in Portinscale and numerous eateries in Keswick.
Due the the age of the property and its location on a raised bank rising above the road, is not suitable for wheelchair use.
Wheelchairs
A manual wheelchair can be hired from Bowness Bay Information Centre.
Brockhole - The Lake District Visitor Centre provides free use of electric wheelchairs for use in the gardens. Free use of wheelchairs to use indoors
The 'Brockmobile' electric people carriers to transport people from the jetty and car park to the Visitor Centre. There's no booking charge but they do ask for proof of identification for security reasons - either a credit card, driver's licence or copy of a household bill.
